By the terms of this lease, John Davies, of Clements Inn, in the liberty of Westminster, Gentleman, lets to Samuel Hillier of the parish of St James Clerkenwell, also Gentleman, a tenement at 50 Leather Lane in the parish of St Andrew, Holborn. The property adjoins the premises of a timber merchant and includes 'all and singular outhouses, cellars vaults areas ways paths passages waters watercourses Easements profits Commodities advantages and appurtenances whatsoever.' The lease is for one year for the sum of five shillings and 'the Rent of one pepper corn on the last day of the said Term if if the same shall be lawfully demanded.' The Bond, signed about ten days earlier states that Davies is firmly bound to Hillier for the sum of four hundred pounds, to be paid to the latter in two instalments of two hundred pound plus interest and is linked to an indenture signed at the same time.
